Program Summary

Up to $50,000 as a deferred loan with 1% interest compounded annually. NO MONTHLY PAYMENTS. Full amount + interest repaid when home is sold, refinanced, or ceases to be primary residence. Can be used for principal reduction, rate buydown (max $10K), down payment (50%), and/or closing costs. Can stack with State DPA for up to $70K combined! Max purchase price $500K.

Income Limit
Household income must not exceed 80% of Area Median Income (AMI) for your county and household size.
Primary Residence
Must be your primary residence (not investment property)
Buyer Contribution
You must contribute at least $1,000 of your own funds
Homebuyer Education
Completion of a HUD-approved homebuyer education course is required

How to Apply

1) Get pre-qualification from reputable lender. 2) Execute Real Estate Purchase Contract. 3) Complete HUD-approved homebuyer education (USU Online Course). 4) Apply through Neighborly portal with all documents. 5) Davis County performs visual inspection and environmental review. 6) Processing time ~25-30 days. NOTE: 2025 funds exhausted - Applications reopen July 1, 2026.

  • HUD-approved homebuyer education certificate (USU Online Course)
  • Income documentation (pay stubs, tax returns, W-2s)
  • Proof of $1,000 minimum contribution
  • Cash reserves for 1 month housing expenses
