Purchase or refinance. Owner-occupied 1-4 unit properties. First-time homebuyers only with household income ≤80% AMI. Minimum $500 borrower contribution required.

Up to $50,000 as a deferred loan with 1% interest compounded annually. NO MONTHLY PAYMENTS. Full amount + interest repaid when home is sold, refinanced, or ceases to be primary residence. Can be used for principal reduction, rate buydown (max $10K), down payment (50%), and/or closing costs. Stacks with UHC programs when Davis County agrees to third lien position (UHC 2nd, county DPA 3rd). Max purchase price $500K.
UHC Freddie Mac HFA Advantage
Up to $27,500
Conventional loan program with potentially lower monthly mortgage insurance than FHA. Requires 680 minimum credit score. May have slightly higher interest rate but lower MI = lower overall payment. Income limit: $162,500. Can combine with UHC DPA. Good for buyers with strong credit.

Up to $70,000
Statewide 2nd mortgage for Utah buyers with disabilities (or whose household includes someone with a disability per ADA 1990 / Fair Housing Amendment Act 1988). Up to $70,000 at 1% fixed for 30 years, no prepayment penalty. Pairs with a primary mortgage to lower the overall monthly payment. Existing single-family homes only. Funded by the Olene Walker Housing Loan Fund through the State of Utah. Currently out of funds — NNHC approved for additional funding; expected August–September 2026.
